This is a main China sourcing package, not a full local renovation contract. The model fits a two-storey 200 sqm home with two living areas, a kitchen, 3-4 bathrooms, doors and windows, cabinets, loose furniture, lighting, and soft furnishings.

Important exclusions

The model does not include kitchen appliances, laundry equipment, switches and sockets, HVAC or fresh air systems, local construction labour, or local site works. Logistics, customs, taxes, door delivery, and installation are confirmed by destination country and project site.

Estimated budget result

These are planning estimates, not quotations. For a 200 sqm Standard route: EXW products are USD 130,000-150,000; the around-5% sourcing service is USD 6,500-7,500; and the China-side subtotal is USD 136,500-157,500 before freight, duties, customs, local delivery, installation, and reserve. USD 250,000-290,000 is only an early landed planning envelope, not a destination quote.

How to read USD 250,000

USD 250,000 is high if it only means product price. It can be used as an early full-scope planning envelope only when products, sourcing coordination, freight, customs, tax, door delivery, installation coordination, management, and reserve are all included. The actual destination route must still be quoted from the item list and packing data.

Three public package levels

Estimated EXW products: USD 75,000-90,000

Budget

USD 375-450/sqm. Core furniture, selected materials, lighting, and basic soft furnishings.

Estimated EXW products: USD 130,000-150,000

Standard

USD 650-750/sqm. More complete categories, better finishes, and stronger overall consistency. This is the main recommended option.

Estimated EXW products: USD 220,000-250,000

Premium

USD 1,100-1,250/sqm. For villas, show homes, hospitality, and premium residential projects.

Planning envelope: USD 250,000-290,000

Landed planning example

A Standard 200 sqm project may use this early envelope for products, service, freight, duties, local delivery, installation coordination, and reserve. It is not a destination quote.

The three package levels are product-only EXW estimates. FoshanBuild's standard coordination fee is around 5% of confirmed purchased goods value. Freight, duties, customs, local delivery, installation, and reserve are project-specific and must be recalculated from drawings, quantities, destination, and service scope.

CBM and container estimate

For a 200 sqm main buying package, a first CBM estimate can be 120-180 CBM. If the furniture share is high and packing is loose, it may approach 200 CBM. A 40HQ container usually loads about 60-68 CBM, so many projects need 2-3 x 40HQ. For 140-180 CBM, 3 x 40HQ is usually safer.

Australia logistics reference

For Australia's east coast, 140-180 CBM can be planned initially as 3 x 40HQ. Actual freight, clearance, GST, door delivery, installation, and insurance must be quoted from the packing list, shipping date, port, delivery address, and trade terms; FoshanBuild does not use a fixed destination tax multiplier.
